You pick a finish level, we measure, and you get one fixed price. No open-ended time-and-materials and no guessing what the final invoice will say.

Upgraded materials where you'll notice them. Better cabinets, counters, tile and fixtures. Our most common choice for homeowners and resale.

Kitchen design
Kitchens are our favorite work. Every kitchen project includes 3D renderings of the design, so you can check the layout, cabinet runs and finishes before demo day. You make changes on screen, where they're free, instead of on site.

We visit, measure and talk through the scope, budget and timeline.
You get a square-foot price at your chosen finish level, in writing.
Our design partners draw it and we pull the permits. For kitchens, you get 3D renderings.
A set schedule, regular updates and quality checks at every phase.
A final walkthrough, punch list and a 1-year workmanship warranty.

Total Property Contracting started in 2024 to do one thing well: quality unit turns for real estate investors. That work quickly grew into full home renovations.
Today we specialize in finished basements with bedrooms and egress. Adding value by creating usable space is a passion of ours. We also specialize in kitchen and bathroom remodels.
